Appraiser Classifications and Courses
Most states require 90 hours of prelicense education before becoming a real estate appraiser. The recognized levels of licensure are generally classified as shown in the following list. Licensed and Certified classifications require additional course work and experience above what is necessary for the Registered or Trainee level.
Registered or Trainee – Appraiser has completed the initial 90 hours of instruction required to become an appraiser – some states will permit a registered appraiser to appraise unrestricted unless the appraisal is to be used in a financial transaction that puts taxpayer’s money at risk (referred to generally as a “federally related transaction”). Other states require that trainees work for senior appraisers. Click the “state requirements” link on the left under your state. Also, review your state’s appraiser license law and rules of your state’s Appraisers Board.
Licensed Appraiser – A licensed appraiser is generally permitted to perform non-complex residential appraisals in federally related transactions where the transaction value does not exceed $1,000,000. Click the “state requirements” link on the left under your state. Also, review your state’s appraiser license law and rules of your state’s Appraisers Board.
Certified Residential – A certified residential appraiser is generally permitted to perform residential appraisals without regard to the transaction value. Click the “state requirements” link on the left under your state. Also, review your state’s appraiser license law and rules of your state’s Appraisers Board.
Certified General – A certified general appraiser is usually unrestricted in his/her appraisal activities. Certified General appraisers typically perform appraisals on commercial properties. Click the “state requirements” link on the left under your state. Also, review your state’s license law and rules of your state’s Appraisers Board.
